Thailand offers property-linked investment visa programs through government-approved developers. While conditions may vary by project, the core requirements and benefits are generally consistent across eligible developments.
Investment Options 1.
Property Purchase Minimum investment: From THB 3,000,000 (approx.)
Eligible properties: New-build projects only
Payment structure: Most purchases are cash transactions, full purchase price must be paid in full to qualify for the visa.
Visa benefit: Investment includes a 1-year visa Visa is renewable annually.
Family eligibility: Family members may be included, provided they are registered to the same property
Investment Options 2.
Property Rental Minimum rental value: From THB 89,000 per month
Payment structure: One year paid in advance Rental must be linked to an approved investment project The full rental amount must be paid upfront to qualify for the visa.
Visa benefit: Includes a 1-year visa Visa is renewable annually.
Family eligibility: Family members may be added, provided they are registered to the rented property Property Availability A selection of ready-to-move-in projects is available now.
Off-plan projects are also available, with completion expected within the next year. For off-plan purchases, the full investment amount must still be paid in full in order to obtain the visa Visa Validity & Support Visa eligibility remains valid as long as ownership or tenancy of the qualifying property is maintained Ongoing visa renewals are subject to continued compliance with project and immigration requirements.
